Widok Towers: award-winning real estate project

After the two Warsaw office towers, Widok Towers, had already received an award shortly after their completion in 2020, the next one followed shortly afterwards. Its impressive design and central location quickly transformed the two office towers into a true landmark in Warsaw’s city centre.

Warsaw landmark

The two Widok Towers rise 95 metres above ground level: built by the S+B Group, the two office towers were completed in 2020 and have 22,000 square metres of office space on a total of 32 floors, with a further 4,000 square metres available as commercial space. With a large, panoramic terrace garden, Widok Towers also offers a spectacular view of the rest of Warsaw’s city centre, in which the new building is optimally integrated as a modern landmark.

Shortly after its completion in 2020, the real estate project received its first award. The renowned online magazine EuropaProperty commended Widok Towers as “Future Office Project of the Year”.

A second award was conferred not long after: in 2022, the ensemble received the “Office Building of the Year” award, presented by the Eurobuild magazine. Criteria such as the occupancy rate, financial situation of the project, local competition and design quality were included in the rating.

Selected by tenants

The special thing about the “Office Building of the Year” award: the jury that selected the winner did not consist of typical industry experts, but of more than 400 office tenants who had been surveyed in a nationwide study.

In addition to Widok Towers, another 22 office buildings in Poland had qualified for the award. For it, all properties had to meet certain requirements, such as occupancy for at least one year, at least ten tenants and an occupancy rate of at least 70 percent.

In order to select the winner, the jury members assessed the properties available for selection in 31 questions. Sector-specific aspects such as the rental level, location and building management services were included. The scale for the assessment of the properties ranged from -5 (completely dissatisfied) to +5 (completely satisfied).

This is where Widok Towers 2022 emerged as the well-deserved winner. The office building has a long-term, solvent tenancy, which includes parts of the Warsaw municipality, a hospital chain, a real estate company, an investment company and an economic development company.
The office space in Widok Towers is one of the most attractive and modern on the market in Warsaw. We can clearly feel this in the demand.

Certified sustainable

It is not only the tenants who make the two office towers special in the Warsaw real estate landscape: the new building has been awarded the LEED (Leadership in Energy and Environmental Design) international sustainability certificate in the highest category (platinum). Evaluations from eight different subject areas are incorporated, which take into account factors such as infrastructure, land, energy and global factors as well as the handling of resources.

As a modern and certified sustainable property, Widok Towers offers an attractive and pleasant working environment. The 15-metre-high lobby creates a special atmosphere thanks to natural light, while the green communal areas and inner courtyards offer plenty of space for breaks and relaxing moments. The central location near the cultural palace also ensures good connections to local public transport. As a result, the property already contributes to the increasing demand for work-life balance and flexible, sustainable workspaces.

A property with the best prospects

The “Office Building of the Year” award confirms Commerz Real’s proven investment strategy, which favours high-quality real estate in top locations – and thus also its position as an expert in tangible assets. In addition to Widok Towers, Commerz Real has therefore already acquired two other office complexes for its hausInvest open-ended real estate fund, which are also located in the emerging capital: “Millennium Park” in the Mokotów district and “Tulipan House” near the city centre.

With the Widok Towers project, Commerz Real is expanding its real estate portfolio with a high-quality, sustainable and future-proof office complex. In this way, it ensures targeted diversification of its tangible assets and relies on assets with value appreciation potential that also pays off for its investors.
