Micro-living Urban living reimagined:
micro-living with Commerz Real
How Commerz Real redefines urban living with micro-living
In particular, the increasing number of students in Germany and the lack of publicly funded residential spaces have raised the question of alternative housing solutions. A promising answer to this question was found with micro-living. Even during the COVID-19 pandemic, the micro-living segment demonstrated great robustness and resilience thanks to a rapid recovery in capacity utilisation rates and continued interest. As a result, the segment has proven to be a flexible and sustainable solution in times of crisis, which has also sustainably strengthened its attractiveness for institutional investors.
Commerz Real identified the changing needs in the housing market at an early stage – and therefore made it its mission to promote innovative housing concepts while creating sustainable values and thus making an active contribution to the design of modern living environments.
With institutional investment funds such as the Institutional Smart Living Fund, Commerz Real is actively involved in creating tailor-made housing for students, young professionals and commuters in growing university and college cities. And that not only in Germany, but also internationally, for example with the successful “Pallars” student housing project in Barcelona.
In addition to its focus on locations with strong growth, high-quality properties and cooperation with experienced business partners, Commerz Real relies on many years of market knowledge and a strategic vision – thus creating a solid foundation for successful asset management in the micro-living segment.

Portfolio insights – from smart to micro
A change from asset to asset class. Much more than the traditional student residence, the theme of micro-living represents a fundamental change in the demand for urban residential space. Not only has the target group grown from visiting students and young professionals to ex-patriots with high standards, but the range of services has also expanded. A change that we have helped shape consistently and early on. The best example of this is our properties in Europe’s popular cities – in Barcelona, Vienna or Frankfurt. The properties impress thanks to full-service offers and flexibility in their use. Our Pallars in Barcelona offers an insight.
