For institutional investorsForward to the roots

We develop fund solutions for institutional investors and continue our mission: as a contributor to an economy that combines return and impact.

Transformational investing

We develop institutional investment funds with a focus on tangible assets as well as individual solutions for insurance companies, pension funds, banks, utilities, churches, foundations and family offices. Safety-oriented, with clear return expectations.

But the world of institutional investments is changing. Megatrends such as digitalization and sustainability are expanding the scale: In addition to returns, environmental and social criteria are now also important. We take this responsibility into account on our behalf. We are convinced that Institutional capital can do more than generate returns.

How can we accelerate the energy transition? How are we shaping the cities of tomorrow with our properties? These questions drive our daily actions and shape how we further develop our fund solutions.

hotel, micro living, renewable

Micro Living Structural demand, stable capacity utilisation.

Housing space in European cities is scarce - and will remain so. For students and young professionals, this means: continued demand for flexible, well-located apartments regardless of the economic cycle. For investors, this means: stable capacity utilisation, low vacancy risk, predictable yields.

Hotel investments with 30 years of operator expertise

Hotels are not real estate. They are businesses - capacity utilisation, cash flow and value retention depend directly on the quality of the operator. We have been selecting, negotiating and managing operators for over 30 years: This protects cash flow and secures long-term value for investors.

Renewable energy. Plannable cash flows, regulatoryly secured.

Renewable energies offer institutional investors what other asset classes rarely can: long-term cash flows that are largely independent of the economic cycle1 - secured by state feed-in tariffs over the entire duration of the system.2 We have been investing in wind and solar power for 25 years.

We are not investing alone. We invest with the best.

Our network of specialised operators, developers and partners is not a marketing promise. Three of the four case studies on this page emerged directly from long-standing relationships with operators, developers and partners. A trust and reputation that pays off. We take control of the entire value chain. Investors don't coordinate, they invest.

  • Off-market access: listed city buildings in Munich, offshore wind farms in the North Sea, residential districts in European innovation districts. None of these assets were publicly tendered.
  • Full responsibility: From identification to structuring and asset management to exit: We take responsibility for every step.
  • Continuity for over 50 years: Investing in tangible assets is a long game. Our track records can be seen - through crises, interest rate cycles and regulatory upheavals.

A monument on Maximilianstraße. For an investor who couldn't wait.

Maximilianstraße 12-14, Munich. Listed complex from 1867, 6,100 square metres of rental space, tenants such as Louis Vuitton, Fendi and Montblanc. An asset that rarely changes owner - and that has not been offered to the public.

Commerz Real structured and executed the acquisition as part of an individual mandate for a European private investor: Transaction control, due diligence and asset strategy from a single source, in a challenging market environment.

Investor benefit: Access to an off-market asset that was not publicly available

Two hotels in Brisbane. repositioned and successfully opened in the middle of the pandemic.

In 2017, Commerz Real acquired two old hotels in the Central Business District of Brisbane, with expired leases and a clear need for repositioning. Objective: Conversion, renegotiation, increase in value. Then came COVID-19, and Australia imposed one of the toughest lockdowns in the world. International borders were closed for 19 months, supply chains disrupted, construction work blocked.

In this situation, Commerz Real renegotiated financing, conversion and operation and completed the project. In June and July 2022, the hotels opened under the voco Brisbane City Centre and Indigo Brisbane City Centre brands. After opening, the Indigo received an upgrade from three to four stars plus.

Your questions - our answers

Our products are aimed at professional and semi-professional investors, including insurance, pension funds, utilities, foundations, banks and family offices. Special funds and individual mandates are tailored to the respective regulatory requirements.

A special fund follows a defined investment strategy for a limited number of investors. An individual mandate is fully tailored to the requirements of an individual investor in terms of asset class, structure, risk profile and holding period.

We start with your requirements - regulatory, strategic, return-related - and develop a concrete solution proposal based on this. Talk to our team directly.

The minimum investment varies depending on the product and structure. Talk to us about the details and arrange a non-binding discussion with our experts.

1“Long-term cash flows that are largely independent of economic cycles” refers to the regulated structure of government feed-in tariffs. Complete independence from market and economic cycles cannot be guaranteed.

2Government feed-in tariffs vary by state, facility, and contract date. They are subject to regulatory changes and do not constitute a guarantee of future returns. Further information on the respective tariff regulations can be found in the fund documents.
