With Stoneybatter Place, the Commerz Real Institutional Smart Living Europe Fund has acquired another student residence in Dublin. The property, completed in 2023, comprises 142 beds and is located in the same-named district in close proximity to the TU Dublin campus. Learning and communal areas, fitness areas and roof terraces complement the accommodation.

The long-term fundamentals speak in favour of Dublin. The number of students is growing, but there is also a clear shortage of housing dedicated to them. The tense general housing market and a limited new construction pipeline further exacerbate the situation. Stoneybatter Place is thus meeting broad demand and was most recently almost fully let.

Dublin is already an established location for the fund. In 2025, Grangegorman House, the first student residence, was acquired just a few minutes’ walk from Stoneybatter Place. Both properties are operated by Mezzino. There is already experience with the operator on site, and there are also synergies in terms of management and rental. In total, the Fund’s Dublin portfolio now comprises around 270 beds.

The usage concept also contributes to utilisation throughout the year: During the academic year, Stoneybatter Place is aimed at students, and during the summer months the rooms can also be used for tourism. The second acquisition in Dublin thus combines a structurally highly sought-after market with a location and operator that are already established in the portfolio.

Historical substance on new areas at the queue

The portfolio is also being actively developed at Königsallee in Düsseldorf. At Königsallee 40, the listed facade remains as the defining face of the historic front building. Behind this, the project goes far beyond renovation: The existing building will be converted for modern retail and office space, the rear part of the building will be restructured and expanded, and the roof will be replaced. The ensemble is complemented by a new building at Königstrasse 5.

This creates a reorganised ensemble for retail and work at the most prominent commercial address in Düsseldorf. Historical buildings will be preserved, while floor plans, development and building technology will be adapted to meet today’s requirements.
