Germany needs 1.3 trillion euros in infrastructure investments by 2040, 13 trillion euros across Europe.1 Mobile networks, district heating lines, fibre optic cables, schools, administrative buildings: The need is concrete, the backlog real.     Roads and rail, trains and buses, ports and airports: Transport infrastructure is the backbone of every economy. Their income comes from long-term concessions and usage fees.
  • Power source supply 
    Heat and gas networks, water supply, waste recycling: Utility infrastructure safeguards the basic needs of the population and the economy. Regulated earnings structures ensure predictable cash flows.
  • Communication 
    Cellular towers, fibre optic networks, data centres: Digital infrastructure is the foundation for economic competitiveness. Demand is growing structurally, regardless of economic cycles.
  • Energy
    Wind and solar farms, energy storage, power grids: Energy infrastructure contributes to security of supply and benefits from long-term purchase agreements and regulated remuneration models.

Infrastructure investments offer the prospect of comparatively high returns with a limited range of fluctuations in the tangible asset spectrum. In addition, they hardly correlate with other asset classes.

Infrastructure comprises the basic facilities and systems necessary for the functioning of a society: Schools and hospitals, roads and railways, radio masts, utilities for electricity, heat and water. As an asset class, infrastructure is characterised by long-term, mainly contractually secured sources of income. Many contracts include inflation protection clauses.

Commerz Real invests in infrastructure in two ways: Private investors can invest in a broad portfolio of infrastructure investments via infraVest. Institutional investors get access to individually structured solutions. In both cases, Commerz Real takes over the selection, structuring and management of the investments, based on more than 50 years of experience in tangible assets and around 100 implemented infrastructure projects.3

Infrastructure investments mainly derive their income from long-term contracts with public or regulated customers - regardless of economic cycles or equity markets. Many contracts include inflation protection clauses. And Infrastructure investments hardly correlate with other asset classes and thus offer a diversification effect in the portfolio.
