Portfolio optimisation From Barcelona to Sevilla

The “Commerz Real Institutional Smart Living Europe Fund” adjusted its portfolio in the first quarter - but remained within Spain: The student residence “Pallars” in Barcelona was successfully sold. The high-quality facility in the north-east of the Catalan metropolis with 673 individual residential units was still in the development stage in 2021 and could now be sold with a high rental level and an overall good result for investors - not least to create new liquidity scope for new acquisitions.
This leeway was also used directly for an acquisition - also a student housing complex and also in Spain. The "ONE Sevilla" in the sunny capital of Andalusia was acquired in March. With around 700,000 inhabitants, Sevilla is not only the fourth largest city in Spain, but also one of the largest university locations with almost 90,000 students. Even compared to other Spanish university cities, the surplus demand for student housing is very high. The “ONE Sevilla” facility has almost 250 beds, is currently rented for around 94 percent and is located in the south of the city, on foot to the Reina Mercedes campus of the University of Sevilla. The new operator is Odalys Campus, a provider specialising in student housing.
