Commerz Real reports the best office rental quarter since 2020 for its hausInvest open-ended real estate fund. After that, leases of around EUR 142.7 million were concluded in the second quarter of 2025. Only a little more in the fourth quarter of 2020, with 150 million euros. Since then, no quarter has exceeded the 100 million euro mark. The leased office space has also grown considerably with around 50,700 square metres. This was the case most recently in the second quarter of 2021, with 62,200 square metres at the time. With a contract volume of 130.3 million euros, the majority of contracts were extended.

This is confirmed, among other things, by an analysis by global real estate service provider CBRE for the second quarter of 2025. After that, classic office tenants such as consultants, law firms, banks and, in some cases, industrial companies are increasingly attaching importance to quality, sustainability and representativeness and are willing to accept higher rents for high-quality space in central locations. For example, the sustainably achievable peak rent in Frankfurt am Main increased by 10.4% year-on-year to 53.00 euros per square metre and in Munich by 9.3 percent to 59.00 euros per square metre at the end of the second quarter of 2025.
