The Tucherpark in Munich will be marketed and further developed by the owners hausInvest and Hines under the name "Tucherpark im Eisbachviertel". The name echoes the special architecture of the ensemble by Sep Ruf and Karl Kagerer and at the same time refers to the special location of the neighbourhood on the Eisbach. Around the listed office buildings from the 1970s, a new district with different types of use is to be created on a total area of 14 hectares in the vicinity of the Englischer Garten.
In addition to modern offices, apartments, catering and cultural as well as sports and health facilities are planned. Sustainable energy concepts that make use of solar and hydropower as well as the waste heat from the existing data centre are intended to enable climate-neutral building operation throughout the district. The owners are currently working on a master plan that further specifies the plans for the new district in coordination with the City of Munich.
Tucherpark is a fillet in the heart of Munich and in the middle of the greenery. The location on the Eisbach river has unique potential for a modern neighbourhood that combines urbanity and nature.
The neighbourhood has already begun to come alive with activities for the public. There are regular “Eisbachfit” fitness courses on the former sports grounds in the north. “PadelCity” offers the trend sport of padel tennis on converted tennis courts. Further initiatives are in preparation. At the same time, the first construction measures for the renovation of the former IBM house on Ifflandstrasse, the terrace house and the individual Kiessler Bau monument in the west of the area are also starting. The first new office space is expected to be ready for occupancy between 2026 and 2027. Hilton has signed a new long-term contract for the existing hotel. The house will be extensively renovated from 2025 and is expected to reopen in 2029.
